How to read these figures
We use medians rather than averages. One unusually expensive villa moves an average a long way and tells you nothing about what is typical; a median does not move.
Price per square metre is the most useful single comparison between areas, because it strips out size. It is still blunt: a beachfront apartment and an inland townhouse of identical size are not comparable properties, however close their price per square metre.
